Saint Heliers – Buying A Home For Sale And Living

Saint Heliers is an affluent eastern suburb of Auckland, located about 10 kilometres outside of Auckland’s CBD. Residents and vendors love St Heliers’ natural beauty, serene and friendly seaside charm, spectacular harbour views and popular restaurants / cafes. 

As a result, there is an increasing number of buyers (especially with families) gravitating to St Heliers as they value the great environment to raise their children while still being in a central location containing some of Auckland’s best schools. Given its popularity, homes in St Heliers for sale are often sought after, and turnover is generally higher compared to the neighbouring suburbs of Glendowie and Mission Bay.

Streets which are hugely popular with buyers

Streets that are in close proximity to the St Heliers village (with lots of amenities) or the beach (e.g. The Parade, Tamaki Drive, Cliff Road) are extremely popular as people enjoy being just a short flat walk to the gorgeous scenery. 

Streets that are on the ridges and have houses commanding stunning views (such as Towai St, Challenger St, Parkside St, Hanene St, Springcombe Rd, Devore St, Brilliant St, Woodside Cres, Lammermoor Dr and Glen Atkinson Ave) are also exceptionally popular and naturally command higher prices. Many of these houses are multi-million dollars homes, and many come with pools and/or tennis courts. 

As St Heliers is seen as a desirable neighbourhood to live in,  it will be further developed to accommodate more families who wish to live here. Under the Auckland Unitary plan, more than 60% of the land in this suburb is zoned Mixed Housing Suburban and more than 20% is zoned Mixed Housing Urban so you would expect full sections to be less common and obviously more valuable.

There were 201 sales in St Heliers from July 2017 to July 2018 with the median price being $1,680,000. 


St Heliers is a rather mature suburb with 68% over the age of 30. In terms of ethnic diversity, the suburb is still predominantly made up of Europeans (84%) and only 10% are Asians; however, there is an incresing group of Asians moving across to St Heliers as they realise that there are good schools and a great lifestyle here. 

St Heliers is a very family-oriented area with 45% of the demographic consisting of families – hence you’ll often see families at Glover Park and on the beach. Household income is also on the high side (making this an affluent suburb in Auckland) with 52% earning over $100,000 per annum. 59% are owner occupied.

Achilles Point

Achilles Point is the rocky promontory on the east side of Ladies Bay, a small secluded sandy beach (and at times a nudist beach).  For the history buffs, this place was named in honour of a battleship called HMNZS Achilles (70), which defeated a German cruiser and was the first New Zealand warship to take part in a naval battle (plaque at the attraction for more information).  There is an extended wooden platform that offers great views of the Rangitoto IslandWaitematā Harbour and the Gulf Islands

From above, you can see the crystal clear waters on a good day and people swimming and paddle-boarding. At low tide, there is a walk from Ladies bay along the base of the cliffs to St Helier’s Bay. Grab some sushi from the nearby St Heliers Village and enjoy the stunning view from the benches available. This is somewhat of a hidden gem that only locals know about, so be sure to give it a visit!

Dingle Dell Reserve

Dingle Dell Reserve is a peaceful area located in the heart of St. Heliers, where people can enjoy a picnic or bush walk. If you are a plant lover, do check out this reserve as it has a selection of native trees including totara, rimu, pohutukawas and kohekohe etc. Others have spotted numerous bird species, such as Tui Tui and Rosellas (a type of parakeet). The reserve is surrounded by expensive houses, many of which enjoy views out to Rangitoto Island. Dingle Dell is frequently visited by the local residents  (and their dogs) so head down to make some friends!

Glover Park

Glover Park is an ancient volcanic crater which erupted more than 50,000 years ago. The area became a swamp and was drained and filled in during the 1950s to form a public sports field. On weekends and in the late afternoons/evenings, you can often find people playing soccer/cricket. There is also a playground nearby for families with young children to enjoy.

St Heliers Beach

St Heliers Beach is a peaceful beach where you will see lots of families and their furry friends gather. It tends to be less crowded than its close neighbour Mission Bay which is frequented by tourists in the summer. 

Many local residents enjoy the walks along the beach while taking in the serene view of Rangitoto (plus the blooming Pohutukawa trees around Christmas!). In the summer, expect to see many people swimming as well as kite/wind surfing.

Vellenoweth Green

Vellenoweth Green is a public reserve at the waterfront with views of the beach, Hauraki Gulf and Rangitoto Island. It is home to yearly events such as Xmas Carols on the Green, St  Heliers Bay Artisan Craft & Gourmet Food Market Festival and Auckland VW Show and Shine etc. Popular fitness events such as “Round the Bays” and “Weetbix Tryathlon” finish at the Green. 

It is also home to St Heliers Bowling Club (note: lawn bowling, not ten-pin bowling) and St Heliers Tennis Club.

Amenities in St Heliers

The St Heliers Village boasts a variety of shop, facility and service – from all the major banks, to doctors, lawyers, accountants and real estate services. Locals and tourists alike enjoy taking a stroll down the boutique shops, reminiscent of the good old days.

The much loved St Heliers Library opened in 1931 and remains in the same historic building that it was built. They hold small reading sessions for babies and pre-schoolers and also have many other educational events catered to the residents. With free WIFI and public computers available, you can spend a day getting lost in the books/digital media! I often spend time here so come and say hello!

The St Heliers village has restaurants and cafes that can cater to all taste buds. 

On a hot sunny day, do pop down to Joshua’s Ice Cream and Coffee Shop for their hand made all natural ice creams! If that does not suit you, head to St Heliers Bay Bistro for some good old western fare. If you are early, grab a seat by the windows and enjoy the views of the St Heliers Beach. 

Craving something fancier? Then you can’t miss La Fourchette, a contemporary French brasserie offering modern interpretations of classic French fare. For fine dining, then you have to try Annabelle’s (winner of NZ’s Lamb and Beef awards) – sip a glass of wine and have a hearty meal as you watch the sunset. 

If you are looking for some taste of Asia instead, head to Angel Thai for their value-for-money lunch deals plus unbeatable views to Rangitoto! Musashi (serving Japanese food) is also a much-loved local favourite! 

Haven’t got much time? Then there are sushi bars, Chinese takeaway shops as well as Domino’s pizza available.

St Heliers Markets

Sunhill Fresh Market – the local grocer selling fresh fruits and vegetables, plus selected gourmet meats. They also make real fruit ice creams, juices and smoothies and is the perfect place for families to hang out on a sunny day!

Next to it is Sunhill Garden Centre which offers a full range of gardening supplies. Be it trying to landscape your backyard or getting a gift for an occasion, stop by and see what this shop has to offer!

Alternatively, people will head to Eastridge Mall (in Mission Bay) for the New World Supermarket or Glen Innes for Pak n Save and Asian supermarkets etc. 

St Heliers Health Centers / Medical Facilities

EastMed Integrated Medical Centre  is a facility comprising a specialist centre which provide suites for visiting and practice based specialists in the Eastern Suburbs. There is a comprehensive range of vocationally registered medical and surgical specialities. Next to it is Grace Joel, a retirement village providing quality care and  resort-style facilities. 

The two major St Heliers dentals are St Heliers Dental Group and St Heliers Dental Centre. The latter is located in the St Heliers village.
